Housing affordability is another topic worth discussing especially the topic of low inventory of homes for sale. A new report from the realtors association of Hamilton Burlington is showing that the median price of a home in your area rose thirteen percent last month compared to April of 2015. Homes that sold in East and Central Hamilton last month sold for prices that were on average more than twenty five percent higher than the average price in the same neighborhoods in the same month last year. The report also shows homes sold in April in Central Hamilton had an average sale price of approx $284,000 which is up nearly twenty six percent from a year ago. And the average price for homes in East Hamilton was $286,000 in April that’s Up 25% from April of last year. The report also showed that the median price of homes sold across the Hamilton/Burlington region was $436,000. The report also went on to say there’s a one month worth of inventory in the local real estate market. What do sellers need to do before showing their home besides staging it?
There is statistical proof that it’s getting harder for many people to afford home ownership in Hamilton. Looking at the The Affordability index – which combines the impact of housing prices, mortgage rates and ownership costs and weighs them against household income gives us statistical proof that it’s getting harder for many people to afford home ownership in Hamilton. Hamilton’s latest rating on the affordability index fell by three point six percent. With Hamilton being one of the hot spots in Ontario and being so close to the G.T.A., more and more people are moving this way. Hamilton is getting a better and better. Hamilton’s reputation in on the rise and with that, it is becoming the city to move to with everything that Hamilton has to offer. More people are coming this way and they are buying homes and it’s driving home prices up.

Is there anything else. Apart from cleanliness that a homeowner, a prospective seller should be doing (or not doing) for help with the sale of their home. One thing you should never do is follow a realtor around as they show potential buyers your home. We call these people ‘stalkers’. This makes not only the realtor uncomfortable but also the potential buyer. People need to be relaxed so they can imagine themselves living in your home.
