As the COVID-19 pandemic continues to develop, we have watched stock markets struggle, job losses, temporary business closures, and increasingly strict isolation measures. Reading and watching the news and social media likely has you wondering how the Real Estate Market is reacting to these challenging times. As predicted, many buyers and sellers have made the decision to put a pause on their real estate goals. People are in “wait and see” mode, with the situation changing so rapidly.
What is surprising is that the market is still very active in spite to the COVID-19 pandemic! On the Golfi Team, eleven new listings have gone live in the past 7 days alone! People are still buying, deals are closing, and business is still moving along for those who need. From our perspective, buyers and sellers currently active in the market are those who must buy or sell now. They are serious buyers/sellers.
On March 23rd, an with the shut down of all businesses except those deemed ‘Essential’, the Provincial Government deemed Real Estate Agents and related businesses essential services. We believe this decision was made for a few reasons; some Ontarians will be forced to sell due to financial stress stemming from job loss, some are refinancing or selling to become more liquid in times of uncertainty, while others are in a position where their current residence sold prior to the outbreak and they need to move in the next 30-90 days. On the contrary, some have purchased new houses and need to sell their existing home as soon as possible. There are also people who are simply seeing a great investment opportunity. Truthfully, everyone seems to be making their own decisions based on their individual needs right now.

During these unprecedented times of COVID-19, OREA has taken the position, and RAHB agrees, that all sales representatives should stop face-face business, including open houses, in-person showings, and public office hours. As a technology enabled Real Estate Team, we were able to quickly adjust our business to help our team, clients, and community remain as safe and healthy as possible. We can facilitate most home showings virtually to support social distancing via video calls.
In addition, our team can provide buyer & seller consultations virtually via online screen share and video applications. You do not need to put your real estate goals on hold. Just this morning one of our agents performed a virtual home evaluation via Facebook Messenger. We will be listing their home within the next week. Even if you decide to wait a month or two, you can still prepare in advance to ensure no time is wasted.
For those still eager to buy or sell, you can take comfort knowing we can provide digital, paperless offers, so that buyers and sellers do not have to leave the safety or comfort of their homes to sign deals.
